Reinforced Autoclaved Aerated Concrete Surveys

A structural assessment can be conducted by SFW360 Ltd to identify the presence of RAAC (Reinforced Aerated Autoclaved Concrete). Given that RAAC was utilized in public buildings such as schools and hospitals, the potential for catastrophic outcomes from its failure is evident. However, it is important to note that with thorough assessments, many individuals can be assured that despite the presence of RAAC, their ceilings are not at immediate risk of collapse. Although issues with RAAC panels may not be immediately visible, a full survey of the panels can evaluate the risk of collapse.

Panels and beams displaying deflections, cracks, or splitting are at a high risk of collapse, as is any indication of water contact or leaks near the material. Additionally, poor design and installation pose significant risks, with some panels installed without adequate bearing between the steel reinforcement and supporting columns. Even initially correctly installed panels can have reduced bearing due to deflection.

Furthermore, modifications such as resurfacing of roofs or addition of plant machinery, like air conditioning units, can increase the load on the panels. Roofs may also become misshapen, allowing rainwater to accumulate, thereby increasing both the load and the risk of water penetration.
